POP Punning vs Gypsum Plaster vs Wall Putty for Offices in Ahmedabad & Vadodara: What to Specify

If you are fitting out a new office in Ahmedabad or Vadodara, the wall finish is one of the first decisions your contractor will ask about, and one of the most commonly mis-specified. Most BOQs we review say simply "POP punning" or "putty and paint" without stating thickness, substrate or the plaster type underneath. That one-line item can swing both cost and finish quality. This guide explains the three systems used on Gujarat commercial sites, where each one belongs, and what to write in the specification so every bidder prices the same thing.

The three wall-finish systems, in plain terms

POP wall punning is a thin skim, typically 2 to 3 mm, of plaster of Paris applied over a cement plaster base. It is fast, produces a smooth surface and is still very common in Gujarat because skilled punning labour is easy to find. Its weakness is moisture: POP absorbs water and loses strength when damp, so it is a poor choice on external-facing walls, near toilets or anywhere a leak could occur.

Gypsum plaster is a machine- or hand-applied plaster, usually around 10 to 12 mm in a single coat, applied directly on brick, AAC block or concrete. It replaces both the cement plaster and the punning coat, giving a flat surface in one pass. Its advantages are speed, flatness and less shrinkage cracking. It is meant for internal dry areas only and is not recommended for wet areas or exterior walls.

Wall putty (white cement based or acrylic) is a 1 to 2 mm finishing layer applied over cement plaster or gypsum plaster before primer and paint. It is not a replacement for a plaster base. It fixes minor surface unevenness and gives paint a uniform, sealed surface. White-cement putty is generally preferred where humidity is a concern; acrylic putty is common for interior rooms.

Which system fits which area of a commercial project

  • Open office floors, cabins and meeting rooms: gypsum plaster or cement plaster plus putty works well. Gypsum plaster gives the flattest wall, which matters when you plan matte or dark paint colours that show every ripple under downlights.

  • Washrooms, pantries and cafeteria walls: avoid POP and gypsum. Use waterproofed cement plaster with white-cement putty or tiling.

  • External-facing and terrace-adjacent walls: cement plaster with a waterproofing-compatible exterior primer. Ahmedabad and Vadodara see heavy monsoon exposure, and moisture reaching a POP or gypsum layer shows up as patches and peeling. Our post-monsoon terrace waterproofing checklist covers how to check for seepage before you finish interiors.

  • Pharma, cleanroom-adjacent and industrial areas: wall systems here are driven by hygiene and cleanability requirements rather than plaster preference, and usually need a specified coating system. Confirm requirements with your validation consultant before pricing.

Why timing matters right after the monsoon

Many offices are fitted out between October and March, when monsoon moisture is leaving the structure. The risk is finishing walls too soon. Fresh cement plaster needs adequate curing and drying time before putty and paint go on, and walls that still hold moisture can blister paint later. Before the finishing crew starts, ask your contractor to check surface dryness (a moisture meter is a simple, inexpensive tool) and rectify any seepage first. Sequencing is also important: ceiling and electrical conduit work should be completed before wall finishing, so that chasing and patching do not damage fresh paint. This is the same coordination logic behind a design-first MEP approach.

Common mistakes we see on Gujarat sites

  • Punning over a weak or dusty base. If the cement plaster underneath is not cured, cleaned and roughly textured, POP can debond and crack within a season.

  • No joint treatment at material changes. Where brick meets concrete beam or column, a mesh strip over the joint reduces the hairline cracks that otherwise telegraph through the paint.

  • Putty applied as a thick plaster substitute. Putty is a thin finishing layer. Using it to correct large level differences leads to cracking.

  • Skipping a defined quality check. Ask for a straight-edge check of flatness (a 2 metre edge is a common site practice) before paint, not after.

What to write in your BOQ so quotes are comparable

Instead of "POP punning, 1 coat", write a line that states the substrate, the system, the thickness and the finish. For example: "Internal walls, gypsum plaster 10-12 mm on AAC block, followed by 2 coats of white-cement putty, 1 coat primer and 2 coats of interior emulsion, with mesh at material junctions." Add the area in square feet, state the wet-area exclusions separately, and ask each bidder to list the product brand and approval stage. Accurate BOQ descriptions are the quickest way to avoid mid-project variation claims. If you are building the estimate from scratch, our guide to BOQ estimation for Ahmedabad and Vadodara projects shows how to structure it.

Cost and choice: a practical way to decide

Rates vary by project size, access, brand and site conditions, so treat any figure quoted without a measured site visit with caution. A useful way to compare is by total finished-wall cost per square foot including primer and paint, rather than the punning or plaster line alone. Gypsum plaster often saves time and labour on large, regular, internal areas, while cement plaster plus putty remains the safer all-round option across mixed dry and damp zones. For smaller fit-outs with skilled punning labour on hand, POP over a sound cement base remains a reasonable and economical choice in dry internal rooms.

Frequently asked questions

Is gypsum plaster better than POP punning for offices? For large internal dry areas, gypsum plaster usually gives a flatter, faster result in one coat. POP punning is a thin skim over cement plaster and is still suitable in dry rooms with a sound base.

Can I use gypsum plaster in a washroom? No. Gypsum is moisture-sensitive and is intended for internal dry areas. Use waterproofed cement plaster or tiles in wet zones.

Is wall putty compulsory before painting? In most commercial specifications, yes. Putty seals and levels the surface so paint finish is uniform and lasts longer.

How long should walls dry before painting after monsoon? There is no single number; it depends on thickness, ventilation and humidity. Verify with a moisture reading rather than a calendar date.
