Gypsum Partition vs Brick Wall for Offices in Ahmedabad (2026)

When an office in Ahmedabad or Vadodara is being fitted out, one of the earliest decisions is how to divide the floor: build brick walls, or put up gypsum board partitions on a metal frame. Both are used across Gujarat, and the wrong choice shows up later as delays, cracks, poor sound privacy or a failed fire inspection. This guide compares the two from a contractor's point of view so you can specify the right one for each wall.

The short answer

For most internal office partitions on upper floors, gypsum board (drywall) on a galvanised steel frame is faster, lighter and easier to service with electrical and data conduits. Brick or AAC block walls still make sense for wet areas, structural or load-bearing walls, shafts, and where an owner wants maximum impact resistance. Many good projects use both: masonry for toilets, staircases and plant rooms, drywall for everything else.

Speed and site schedule

Time is usually the deciding factor in commercial fit-outs. A brick partition needs masonry, curing, plastering, POP or putty finishing and then drying before paint. A drywall partition is framed, boarded on one side, serviced, boarded on the other side, jointed and finished, and it can often be handed over to the painter in a fraction of the time. On a tenant fit-out where rent is already running, that difference can be measured in weeks. For an example of how a compressed schedule works in practice, see our bank branch fit-out case study on SG Highway.

Dead load and structure

A 115 mm plastered brick wall adds a significant line load on the slab, while a typical drywall partition weighs only a small fraction of that. This matters in GIFT City towers, older Ahmedabad commercial buildings and mezzanine floors where the structural consultant limits the additional dead load. If your layout changes the position of walls, check the slab capacity first. Masonry walls placed carelessly on a slab designed for light loads are a known cause of cracks.

Fire rating: specify the system, not the board

Fire performance comes from the tested assembly, not from the board alone. The thickness and type of board, the layers on each side, stud size, insulation and the way the head and base are detailed all affect the rating. Fire-rated boards and double-layer systems are commonly used where a rated compartment wall is required under NBC 2016 and local fire-department conditions. Ask your contractor for the manufacturer's tested system reference and confirm it with your fire consultant before ordering material. The same principle of checking the grade and the code applies to cladding, as we explained in fire-rated ACP cladding in Gujarat.

Sound privacy

Acoustic performance is where cheap drywall gets a bad name. A single-layer board on a basic frame with no insulation sounds hollow and passes speech easily. A properly specified partition uses insulation inside the cavity, double boards where needed, sealed edges and no back-to-back sockets. Done this way it can match or beat a plastered brick wall for typical office privacy. The weak point is almost always the gap above the false ceiling: if the partition stops at the ceiling line, sound travels over the top. Carry the partition to the slab for meeting rooms and cabins, and read our guide on acoustic ceilings for offices in Ahmedabad and Vadodara for the ceiling side of the problem.

Services, flexibility and future changes

Offices change. Teams grow, cabins are converted to open desks and cabling is upgraded. Drywall is easy to open, modify and close again, and electrical conduits, data cables and switch boxes can be fixed inside the cavity without chasing a wall. Brick walls need chasing and repair plaster, which creates dust and rework. This is also why MEP drawings should be coordinated before the first stud goes up, a point we cover in MEP coordination on Gujarat sites.

Moisture, impact and where brick still wins

  • Toilets, pantries and wash areas: use masonry or moisture-resistant board with proper waterproofing, because standard gypsum board should not be used where it can stay wet.

  • Ground-floor and industrial spaces: brick or block resists knocks from trolleys and material movement better than a standard board.

  • Heavy wall-hung loads: drywall can carry shelves, TVs and cabinets if the frame is reinforced with plywood or steel backing at the planned locations, so tell your contractor early.

  • Shafts, staircases and structural walls: keep these in masonry or concrete as per the structural and fire design.

Cost: what really drives the price

Rates in Ahmedabad and Vadodara vary with board type, stud gauge, insulation, number of layers, finish and site access, so any single number can mislead. As a general pattern, a basic drywall partition is usually competitive with or cheaper than a plastered brick wall once you include plastering, curing time and finishing labour, while a fire-rated, acoustic, double-layer system can cost more than a basic masonry wall. The honest comparison is cost per square foot of the finished, painted wall that meets your fire and acoustic requirement, not the raw material rate. Ask for a priced BOQ that separates the partition type, so you can compare like with like. Our BOQ and drawing checklist for contractors explains what to include.

Common mistakes to avoid

  • Choosing the board by price without confirming the fire and acoustic rating of the whole system.

  • Stopping partitions at the false ceiling in rooms that need speech privacy.

  • Using standard board near water or in areas exposed to monsoon humidity.

  • Leaving out backing for wall-mounted items until after the wall is closed.

  • Skipping joint treatment and finishing quality, which leads to visible cracks along board joints.

How to decide for your project

Walk through the floor plan wall by wall. Mark which walls need a fire rating, which need sound privacy, which are in wet zones and which may move in the next five years. Use masonry where the wall is structural, wet or impact-prone, and a tested drywall system everywhere else. Then ask the contractor to quote both options for the walls where the choice is not obvious, so the decision is based on your own numbers and schedule.
