Our Execution Process: How Sisco Profiles Delivers Civil, Interior & MEP Projects in Gujarat

Every Sisco Profiles project follows a structured delivery framework. This framework is not a sales document — it is our actual operating model, applied consistently across commercial, industrial, and institutional projects in Vadodara, Ahmedabad, Surat, Rajkot, and across Gujarat. The result is consistent quality, predictable timelines, and a handover that matches the agreed scope.
Below is our process from initial enquiry to post-handover support.
Phase 1: Enquiry and Scope Understanding
When we receive a project enquiry, our first step is scope clarification — not a generic price quote. We want to understand the project type, floor area, specification intent, target completion date, and which trades are in scope. This takes 1–3 days from enquiry receipt.
Site visit conducted where accessible — we verify site conditions and service entry points before pricing
Scope boundary confirmed in writing — what is in our contract and what is excluded
Client drawings, BOQ, or specification documents reviewed before estimation begins
Questions raised formally so our proposal reflects a realistic scope, not a best-case assumption
Phase 2: BOQ Preparation and Fixed-Price Proposal
We prepare a line-item BOQ (Bill of Quantities) from the provided drawings, specifications, or our own site measurements. Every cost line is documented: material brand, specification, quantity, unit rate, and installation cost. The proposal also includes a milestone payment schedule linked to measurable site progress.

Phase 3: Contract and Drawing Alignment
On contract award, we conduct a pre-mobilisation drawing review with the client's project team. This is the most important quality gate in the entire project. Discrepancies between the agreed BOQ and the working drawings are resolved in writing before any worker reaches the site.
Working drawing review: architectural, reflected ceiling plan, MEP schematic
Material submittals prepared and submitted for client approval before procurement
MEP coordination drawing produced before rough-in — HVAC ducts, electrical trays, and plumbing routes set and agreed
Any unresolved design items captured in a pre-mobilisation RFI register — nothing proceeds on an assumption

Phase 4: Site Mobilisation and Programme
We mobilise the site with hoarding, safety equipment, material storage allocation, and team induction. A project programme (Gantt chart or milestone schedule) is issued on or before mobilisation day. The programme shows every major activity, its start and finish date, and which activities are on the critical path.
Dedicated site supervisor assigned — name known to client project team from day one
Project manager assigned — responsible for programme, procurement, coordination, and client reporting
Safety induction for all workers before site access
Site-specific method statements for high-risk activities (hot work, electrical isolation, working at height)
Material delivery schedule aligned to programme to avoid site storage bottlenecks
Phase 5: Civil Works Execution (Where in Scope)
Civil works are executed in sequence: foundation and structure first, then masonry, then flooring, then wet areas. QA inspection gates are built into the civil programme — no concrete is cast without rebar inspection sign-off, no waterproofing is covered without wet-test verification.
IS 456-compliant RCC works with cube testing documentation
Seismic detailing per IS 13920 for Gujarat's Zone III classification
Waterproofing test-before-cover procedure on all wet areas
Floor level tolerances checked before tile or stone laying begins
Civil works QA checklist signed off at each stage before next phase starts
Phase 6: MEP Rough-In and Coordination
MEP rough-in is one of the most coordination-intensive phases. HVAC duct routes, electrical conduit runs, and plumbing pipes must all be installed before ceilings and wall finishes close the voids. Getting this sequence wrong is expensive — it means cutting open finished ceilings and walls.

Above-ceiling void inspection before false ceiling framework is installed
All MEP rough-in points (lighting, diffusers, sprinklers, data, power) verified against reflected ceiling plan
Client project team invited to pre-ceiling inspection — sign-off before ceiling boards go up
Phase 7: Interior Execution — Ceilings, Partitions, Finishes
False ceilings, glass partitions, flush doors, flooring, wall finishes, stone cladding, and furniture are installed in programme sequence. Material inspection happens before installation — not after a problem is visible. Installation quality is checked against the specification at each stage.
Material delivery inspection: brand, grade, and condition verified against approved submittals
False ceiling grid alignment checked with laser level before board fixing
Glass partition installation checked for plumb, level, and joint quality before glazing sealing
Tile and stone laying: lippage, joint width, and level checks at each day's work
Paint inspection: surface preparation verified before primer and finish coats
Phase 8: MEP Finishing, Testing, and Commissioning
After interior finishes are complete, MEP finishing works are installed: light fittings, HVAC grilles, electrical socket faces, plumbing fixtures, fire alarm devices, and sprinkler heads. All MEP systems are then tested and commissioned with documentation.
HVAC commissioning: airflow measurement at each diffuser, balancing to design specification
Electrical testing: insulation resistance, earth continuity, RCD trip times, load testing
Plumbing pressure testing and drainage flow testing
Fire alarm panel testing with smoke detector walk test
Sprinkler system hydrostatic pressure test
Commissioning certificates and test reports prepared for client handover package
Phase 9: Snag Inspection and Formal Closure
Before handover, a formal snagging inspection is conducted with the client's representative. Every defect — aesthetic or functional — is logged on a numbered snag list with a rectification deadline. No handover is signed off until the snag list is at zero open items.

All snags closed and re-inspected by client before handover

Phase 10: Handover Documentation and Defects Liability
Practical completion is marked by a formal handover of the space and a documentation package. The defects liability period starts from practical completion date.
As-built drawings for all civil, interior, and MEP systems
Operations and Maintenance (O&M) manuals for all MEP equipment
Warranty certificates from material and equipment manufacturers
Material compliance certificates (IS code test reports where applicable)
Commissioning test reports for all MEP systems
Snag list closure record signed by both parties
